Simply by putting all the deal points down on a piece of paper. This is, of course, more difficult than it sounds, because it is not easy to think of all the things that might go wrong on a deal, let alone what to do about them. Stationers sell prepared contract forms for many transactions, such as purchase of real estate (for which, incidentally, a written agreement is ALWAYS required), which you can either use by filling in the blanks or simply use as a guide to your own draft.
