Can someone guide me to a sample contract or agreement to rent out land for an event?

The company that I work for will be renting a portion of property for a weekend sale. A local car lot is renting the property for 5 days, and I need to create a contract that will assure that the property is left in the same condition that is was before use. I wanted a sample just to assure that I have the legal mumbo jumbo down. Any assistance would be great!

I don’t have a sample contract, but you might want to take a copy of a commercial lease and refer to it. It might give you a guideline.

Things to consider:

1) Name both parties that are involved in the agreement.
2) Outline the land and give a copy of the plan
3) Payment how payment is to be made
4) Insurance, make sure the renter has appropriate insurance for the period (consult your insurance company prior to signing the agreement)
5) Term outline the date
6) Stipulate the Use
7) non-transferable agreement. ex: Subleasing or if permitted, not without your written consent and if so, be sure all parties are responsible for the obligations of the lease
8) Deposit. Security deposit would be nice or have them pre-pay for the event.
9) Overholding: what if they occupy the lease after the deadline. .charge them 150% of the fees plus prime plus 5% (negotiable)
10) Stipulate it’s on an “as is” basis.
11) removal of any fixtures or garbage. In the event they do remove garbage or equipment you have the right to ownership or remove the equipment at their expense.

I can go on….but I think that’s it for now.

Remember, the goal is to rent the space and make some money…if you hit them with an unreasonable contract…they might say screw it. You decide what’s important. If they are 100% stuck…then you hold the stick and can ask what you will and they will go for it…assuming you’re being somewhat reasonable. Be fair and they’ll come back…
