I asked some Law firm but it cost alot$ $ $ , and I saw some web sites they offer software or templates but it looks difficult to use. I really need to find someone I can talk to, and who can understand what I need on the contracts.

Are you planning to do it on internet or stand alone application? I don’t understand what you need but in CA i had worked with following, you can try them.
