Kenneth,
I recommend you consult an attorney with experience in art, preferably, one who works full-time in the art world. There are important things to cover, like provenance, that need to be included in the contract.
You likely will not have a lawyer with this specialty in your city, it may be necessary for you to travel to the attorney’s office. The lawyer can help you draft some agreements for you to use with most of your art sales, and consult for special cases.
