I inherited 10 acres in the country in Northern California from my mother. I have a neighbor who is using one of the springs on this land. I don’t want him to gain prescriptive rights & need to make a simple contract defining how & when he may have access to this water. Any ideas would be great.

google it. there are a ton out there. you really should get an attorney though. you’re treading into dangerous waters as a layperson.
