Anyone have a template or any ideas? I found lots of driving contracts but nothing about living at home after graduation from high school.

You don’t need a contract for your son! Just tell him the rules of the house, he should know them anyway. Why charge him rent at all, tell him if he goes to tech school or college while living at home there is no rent.
The only reason to charge rent is to teach responsibility or get rid of him. Assuming you are not interested in driving him away, then let’s realize it is a little late in life to teach responsibility.
Stop being greedy with you son’s money, either welcome him to stay or kick him out.
